Are you looking to buy or sell a home? Are you contemplating doing it on your own without property estate agent? Unless you are an expert in the real estate industry you might want to re-think that strategy. On the surface it sounds like a great idea; you want to sell a home, they want to buy one. Why do I need a real estate agent? We will tell you why using an agent is the best option.
Do you know how to attract prospective buyers to your home on a steady basis? Your house is not going to sell itself. The majority of buyers use a licensed estate agent to search for homes in the first place; and in the buying processes of these homes. There is something known as the Windsor Essex real estate board. If your home is not represented by an agent odds are high it will not be listed on this board. Then no other agents will know your home is for sale, so they will not know to show it. The bottom line is – you will miss out on oodles of potential buyers by not using a real estate agent.
Do you know all of the ins and outs of writing up a real estate contract? Do you know what to include and what not to include? Do you know all of the legalities and regulations that are necessary to include for the area you live in? A licensed estate agent knows all of these things. They are experts in their field, you are not! You may save yourself a lot of money on the actual sale price of your home. However, you could wind up paying it all back in fines and legal fees if your contract is not drawn up by a trained real estate expert. Is it worth the risks?
What about the security factor? Do you know the people that will be calling on you to view your home? Are you in a position to perform background checks on each one? Chances are high you are not. Will you really want to take the risk of inviting strangers into your home on a regular basis? Surely, you will be much better off if you let a property agent handle this.
What if you need advice on an aspect of selling your home? Perhaps questions will come up that you do not know the answers to yourself. Whom will you ask to get your answers? Nobody is going to just give you free advice. Especially if they resent the fact you are not using them as your agent. You suppose you can just look it up yourself. But do you know where to look to find out your answers? Odds are great your average librarian will not even know how to point you in the right direction. Save yourself a lot of headaches right from the start – USE AN AGENT!!
